Housing prices in Tashkent vary by district

In April 2026, a decline in activity was observed in the Tashkent housing market. According to reports, 44,500 housing listings were posted during the month, which is 13.4% less than in March.
The most affordable homes in the capital were recorded in the Uchtepa, Almazar, and Sergeli districts. In these areas, the price per square meter is estimated at an average of $900 to $1,367.
The most expensive homes are located in the Mirabad, Yakkasaray, and Mirzo Ulugbek districts. In these areas, the price per square meter reached between $1,413 and $2,121.
Experts attribute the price increase in the Yashnabad district to the “New Tashkent” project and infrastructure development.
