
Analysis by the Center for Economic Research and Reforms showed that the real estate market has been strengthening its position since the beginning of the year.
Since January, activity has been recovering in the real estate market. The number of purchase and sale contracts this month amounted to 25.5 thousand, an increase of 17.4% compared to January last year.

Regional dynamics
Since the beginning of the year, the dynamics of real estate sales have shown a positive trend in some regions. The most significant growth was recorded in the Jizzakh region, where sales increased by 44 percent, and in the Navoi region by 36 percent.
Tashkent city accounted for 28 percent of the total volume of the real estate market, and the number of transactions increased by 18 percent.
Housing prices in the secondary market
In January, secondary housing prices across the republic increased by an average of 0.3 percent, increasing by 4.6 percent compared to the previous year.
The highest annual growth in housing prices by region was observed in Surkhandarya (11.4 percent), Jizzakh (10.4 percent) and Fergana (8.4 percent) regions.

In January, the average housing price in Tashkent city remained almost unchanged. In the capital's districts, a decrease in prices was noted in Sergeli (- 1.8 percent), Yunusabad (- 1.7 percent) and Mirzo-Ulugbek (- 1.5 percent).
Annually, housing prices in Tashkent city decreased by 2.3 percent.
Housing rental market
In January, activity in the rental market in Tashkent city decreased slightly. The average rental price was $8.1 (per square meter).
Rental prices remain high in the Mirabad, Shaykhantohur and Yakkasaroy districts of the capital. In these districts, the average rental price is $10 per square meter.
At the same time, rental prices in Tashkent city decreased by 10.7% compared to the previous year. The largest decreases were recorded in Chilonzor (17.4%), Almazor (16.7%) and Yashnobod (14.3%) districts.
