According to a CMWP Uzbekistan report, 2.17 million square meters of housing were commissioned in Uzbekistan throughout 2025. This figure is up 16% year-on-year. This was reported by kursiv.uz.reports.
Most developer activity fell into the “economy,” “comfort,” and “comfort+” categories: these segments accounted for 85% of the market, or 1.79 million sq m. At the same time, competition in these categories is intensifying as state-owned developers are becoming more active in the market.
In the business-class segment, nearly 327 thousand sq m of housing were built in 2025. For comparison, in 2024 this figure was above 472 thousand sq m. The report notes that developers are increasingly focusing on large projects implemented in stages rather than launching new sites as frequently as before.
CMWP Uzbekistan believes this approach will remain in place in the coming years: the market will expand by developing large industrial areas and redeveloping them in an integrated manner.
In the premium segment, no new projects were launched in 2025, but construction continues. Six premium residential complexes are currently being built in Tashkent. Developers’ interest in this direction is growing due to the emergence of new plots in central districts and the demand for premium housing that has formed in recent years.
In terms of prices, the average cost per 1 sq m is estimated at up to $1.1 thousand in the economy and comfort segments, up to $2.2 thousand in business class, and up to $3.3 thousand in the premium category.
