According to a CMWP Uzbekistan report, 2.17 million sq m of housing was commissioned in Uzbekistan in 2025. This figure increased by 16% over the year. This was reported by kursiv.uzreports.
Most developer activity was concentrated in the “economy”, “comfort”, and “comfort+” segments: 85% of the market, or 1.79 million sq m, was formed in these categories. At the same time, competition in these segments is intensifying as state-owned developers actively enter the market.
In the business-class segment, nearly 327 thousand sq m of housing was built in 2025. For comparison, in 2024 this volume exceeded 472 thousand sq m. The report notes that developers launched fewer new projects than before and focused more on large phased developments.
CMWP Uzbekistan estimates that this approach will remain in the coming years: the market will grow through the redevelopment of large industrial areas and their comprehensive reconstruction.
In the premium segment, no new projects were launched in 2025, but construction continues. Six premium residential complexes are currently being built in Tashkent. The emergence of new land plots in the city center and the demand for premium housing formed in recent years are increasing developers’ interest in this direction.
As for prices, on average the cost per 1 sq m is estimated at up to $1.1 thousand in the “economy” and “comfort” segments, up to $2.2 thousand in business class, and up to $3.3 thousand in the premium category.
