According to the press service of the State Tax Committee of the Republic of Uzbekistan, it has been discovered that during the registration of rental agreements for real estate through the E-rental service, in some cases the area of the residence is artificially reduced, and a large number of tenants are registered. The most astonishing case was registering 35 students in an apartment of about 24 square meters in Tashkent.

Absurd contract: 0.5 square meters for two people According to information provided by the Tax Committee, the landlord T. Berdiev (name changed) entered into a contract with students A.

Hasanov and X. Baratov (names changed), indicating that the area of the rented apartment was only 0.5 square meters.

The monthly rent was set at 1.5 million soums. In addition, another 33 people were registered at this apartment, bringing the total number of residents to 35.

As a result of this data manipulation, the average area per registered tenant was only 0.7 square meters. However, according to social standards established in the legislation, at least 16 square meters should be allocated per person.

As the Tax Committee emphasized, the E-rental service is an official digital tool intended to ensure transparency in the rental market and compliance with tax obligations. Entering incorrect information about the size of the dwelling and the number of residents distorts statistics, complicates the targeted work of state agencies, and infringes on the rights of citizens forced to live in inadequate conditions.

The Committee calls on both landlords and tenants to honestly indicate contract conditions, including the area of the house and the number of residents, and to adhere to social norms. Reliability of information and proper use of the E-rental service are necessary conditions for the cultured and safe development of the housing rental market.
