It will be easier to buy a house, but will prices increase? New mortgage reform in Sweden

The Swedish government proposed a new reform aimed at revitalizing the housing market and expanding the population's ability to purchase housing. These changes are expected to create convenience, especially for young people and families with children. This was reported by the Azertadj publication.

The new rules will come into force on April 1, 2026. Within the framework of the reform, the main requirements for mortgage loans will be eased. In particular, the loan limit will be increased, and the obligation to quickly repay the loan for some borrowers will be canceled.

According to the new procedure, home buyers will now be able to receive up to 90% of the property's value through a mortgage loan. Previously, this figure was 85 percent. As a result, the down payment will be reduced to 10%. Also, the requirement for mandatory accelerated depreciation for citizens whose debt exceeds 4.5 times their annual income will be canceled. However, the basic depreciation rules remain.

Government officials emphasized that these changes will significantly reduce the monthly financial burden on households. For example, families with children can save several hundred dollars a month. For young people, the term for collecting an initial deposit is expected to be reduced by 2-4 years.

At the same time, experts warn that the reform may lead to an increase in housing prices. According to forecasts, housing prices are expected to increase by 5-6% annually in 2026-2027. This can lead to an increase in the debt burden among the population.

Therefore, the government plans to take additional balancing measures. In particular, it is planned to stimulate loan depreciation, introduce restrictions on additional borrowing, strengthen banks' capital requirements, and enhance the role of the Swedish Central Bank - Riksbank - in ensuring financial stability.
