A villa in the German state of Bavaria, where Russian businessman Alisher Usmanov lived for a long time, is up for sale. This property has become one of the most expensive homes in German history. According to the Munich newspaper Müncher Merkur, the starting price of the villa is set at 25 million euros.

Villa being sold for debts

A court decision has appointed Ulrich Kramer, an arbitration administrator, to be responsible for the sale of this property. According to the court decision, the offshore company Tegernsee (IOM) Limited, which is listed as the owner of the villa, must sell the property to cover its debts. This company bought the villa in 2011 for 7.2 million euros and later leased it to Alisher Usmanov for 77,000 euros per week.

According to Kramer, the company has lost its solvency, as its main assets are real estate. Therefore, the property must be sold to cover debts.

Villa Features

This villa, located on a 4,700-square-meter plot, has:
✅ 735 square meters of living space,
✅ Four bedrooms and bathrooms,
✅ 750 square meters of sauna,
✅ 20-meter swimming pool,
✅ Three-story garage.

Arbitration trustee Kramer emphasized that the proceeds from the sale of the villa will be transferred to an account opened specifically for the bankruptcy process, and only he will have access to it. He also plans to sell the property through a narrow circle of interested buyers, rather than through an open auction.

Other properties of Usmanov are also being sold

Kramer has already managed to sell a boathouse located in front of the villa for 1 million euros. Several buyers have also expressed interest in half of a two-family house where Usmanov's employees lived. This property was purchased in 2018 for 2 million euros.

European Union sanctions and searches

Alisher Usmanov was added to the European Union sanctions list in 2022 following Russia's invasion of Ukraine. His funds in bank accounts in Germany were frozen and he was deprived of access to them.

In 2022 and 2023, German law enforcement agencies conducted searches at several properties associated with Usmanov, and a number of expensive cars were confiscated. However, in November 2023, a Frankfurt court found these searches illegal and ordered the return of the confiscated property.
