House prices and rents are rising again in Tashkent

In Tashkent and other regions of the country, activity in the real estate market is increasing, and prices continue to show an upward trend. According to the Center for Economic Research and Reforms, as of September 2025, the total number of housing purchase and sale contracts nationwide amounted to 24.2 thousand — almost 14 percent more compared to last year.

The highest growth was recorded in the Syrdarya, Bukhara regions and in the city of Tashkent. During the third quarter, a total of 75.5 thousand transactions were registered, also indicating a significant increase compared to the same period last year.

In the secondary housing market, prices rose by an average of 0.6 percent in September. On a yearly basis, this figure reached 4.6 percent. The fastest growth in prices was observed in Surkhandarya, Syrdarya, and Jizzakh regions. At the same time, in some districts of Tashkent, prices slightly decreased — particularly in Yashnobod and Chilanzar, where the decline was around 4 percent.

On the primary market, by contrast, prices increased by an average of 3 percent. The largest rise was seen in the Mirobod, Bektemir, and Yakkasaray districts.

The rental market is also keeping pace: in September, the average rent in the capital reached $8.5 per square meter. Mirobod, Shaykhantakhur, and Yakkasaray remain the most expensive areas.

Compared to last year, rental rates increased by an average of 1.4 percent, while in some districts — particularly Yunusabad and Olmazor — the figure reached up to 4.4 percent.

According to experts, this trend in the housing market reflects the population’s growing interest in investments and shows that the real estate sector remains a stable source of income.
