
The Tashkent city administration has issued an official warning to entrepreneurs regarding the growing number of fraud cases related to land plots and real estate transactions. Tashkent Deputy Mayor Sharof Rahmonov emphasized the necessity for business representatives to avoid participating in suspicious property ownership registration schemes.
The statement highlights that since August 1, 2021, local authorities have been deprived of the authority to directly allocate, reserve, or grant the use of land plots. These legislative changes were intended to ensure equal access to land resources and increase transparency.
Nevertheless, cases of illegal land management and unauthorized occupation are still being detected in the capital. Of particular concern is the construction of large buildings and light structures in areas that have not been allocated for development.
Such properties are often constructed within residential neighborhoods, near automobile roads, and most dangerously, within the protective zones of water and gas supply mainlines. Such activities not only harm the city's infrastructure but also pose a direct threat to the safety of citizens.
The city administration is paying special attention to fraudulent schemes. Fraudsters present themselves as intermediaries and offer entrepreneurs services for allocating land or legalizing illegally occupied plots, allegedly based on their connections in state institutions.
Another method of deception is obtaining ownership rights and cadastral documents through fake resolutions and documents. Recent operations by law enforcement have uncovered attempts to sell land for large sums of money based on forged documents.
The administration made a firm statement: all land plots acquired in violation of established legal procedures will be deemed illegally occupied. All structures built on such lands will be subject to mandatory demolition without any compensation.
The law also provides for heavy fines and criminal liability for such violations. To avoid financial losses and legal consequences, the city administration strongly recommends that entrepreneurs conduct thorough legal checks and consult qualified lawyers and attorneys before purchasing any land plots or real estate.
