
The Center for Economic Research and Reforms published the latest analysis of the country's housing market for October. The data indicate a sharp increase in registered sales transactions, and the sector has experienced an unprecedented recovery over the past year and a half.
As of the end of October, housing sales increased by 12% over the month, reaching 27.1 thousand transactions. This indicator was recorded as the most active period observed since August 2023. Market growth was felt in almost all regions of the country. In particular, in Khorezm, Bukhara, and Tashkent regions, the number of transactions increased by an average of 26 percent, which indicates a sharp increase in demand in the market.
In Surkhandarya and Syrdarya regions, growth was moderate, amounting to about 2 and 4 percent, respectively. But among all the trades, the largest share again fell on the capital - about 30% of all transactions in the republic were made here. In October, the volume of trade in Tashkent grew by 5.3% monthly and 32% annually.
Significant changes have also occurred in the secondary housing market. Prices rose significantly faster than in September, rising by an average of 2.4% over the month. Over the year, prices increased by 7.4%. The most intensive growth was recorded in Surkhandarya and Namangan regions - where housing prices rose by an average of 20%.
In the capital, prices in the secondary market remained practically unchanged for a month - growth was around 0.7%. However, the annual dynamics were negative: compared to October last year, prices decreased by 1%. The most significant decline occurred in the Mirzo-Ulugbek and Yashnabad districts, where an average decrease of 5% was observed.
In the primary housing market, on the contrary, prices are constantly rising. In October, the average price per square meter increased by 2.1% year-on-year. The fastest growth was recorded in Bektemir, Yashnabad, Mirabad, and Yakkasaray districts, where prices rose by an average of 5.5%.
In Tashkent, a balance is maintained in the rental market. In October, the average rent per square meter remained stable at around $8.5. The highest rental rates were maintained in the Mirabad, Yakkasaray, and Mirzo-Ulugbek districts, where the average price per square meter approached 10.2 dollars.
According to the report, rental prices in the capital increased by an average of 1.6% over the year. Bektemir, Yashnabad, and Sergeli districts are leading in this regard - rent in these areas has increased by an average of 9%.
This dynamic in the housing market indicates that domestic demand is becoming more active, and changes in the sector will continue in the coming months.
