
The real estate market has revived in Tashkent. According to the National Center for Mass Assessment of Real Estate, the price of apartment buildings in the capital increased significantly from September to October.
According to the data, the average price per square meter of apartments in multi-story buildings increased by 13% over the month. This was noted as one of the biggest growth indicators in the fall of this year.
If in September the average price per square meter was 14.7 million soums, then by October this figure reached 16.7 million soums. The price of the most expensive apartments rose to 96.1 million soums, while the cheapest were around 7.5 million soums.
According to the Center, prices in some districts of the capital are significantly higher than in others.
Most expensive districts:
-Shaykhantakhur - 23.9 million soums;
-Mirzo Ulugbek - 19.1 million soums;
-Yunusabad - 17.1 million soums.
Cheapest districts:
-Sergeli - 11.5 million soums;
-Bektemir - 11.2 million soums;
-Uchtepa - 13.6 million soums.
According to experts, several factors contributed to the sharp increase in housing prices. Among them, the rise in the dollar exchange rate against the soum in recent months, the increase in prices for construction materials, and the further increase in demand are cited as important reasons.
As previously reported, housing rental prices also increased in September. The average rental price for one-room apartments has risen from $318 to $334. This situation also indicates the general trend in the real estate market - a sharp increase in demand for housing.
This situation in the capital indicates that apartment prices may not be stable in the coming months. Experts assess the market activity as a "seasonal revival," however, it is possible that new records will be recorded by the end of the year.
